Founded by Craftsmen


Jerry Sutherland and Barry Kelso founded K-LAND over twelve years ago. The partnership began as a small local business, concentrating on residential conversions and extensions. On a small island news travels fast, and K-LAND quickly gained a loyal customer base, known for trustworthy, reliable construction and building works.

As the company grew, so did its local reputation. The first ‘on-site office’ was a compact, white site container on a farm. Surrounded by inquisitive cows (and a handy farm shop), K-LAND was able to take on larger and more complex building works. Like each of its construction projects, K-LAND is built on solid foundations; high standards of quality craftsmanship and customer care.

We now have a Senior Leadership team with an equally experienced on-site team of tradesmen and labourers, plus some of the island’s most experienced subcontractors who all share our commitment to quality and service.

We're not family, but we feel like one

We’re an experienced and dedicated team with eight directly employed on-site and an administrative team of four based in the office, including a full time in-house quantity surveyor. We treat every customer, and one another, with consideration and respect.

Our Approach


K-LAND was founded by two craftsmen, and we still set ourselves high standards of quality craftsmanship and excellence. If there’s a job to do, it will be done to the highest quality, and be fully compliant with all building regulations.

For all of us, craftsmanship is a matter of personal pride as well as professional reputation.

The construction industry would not exist without raw materials – timber, stone, and concrete. And, as Islanders who live on a beautiful but densely populated island, we recycle as much as we possibly can.

So, when we’re demolishing a building, almost everything – from the concrete blocks right down to the copper wire – is sorted and sent to the reclamation site for recycling. It’s a circular economy. Nothing is wasted.

Sometimes people wish to recycle or re-use existing elements of their property such as window frames, rather than replace them. So, if you want to retain your current windows and frames rather than buy new ones, we can carefully remove, clean and re-fit them.

Before we begin construction, we always conduct an asbestos survey. If we discover that there is asbestos, we will remove it safely, package it securely and dispose of it properly.

There’s no two ways about it – having building work done is stressful, especially if you’re living in the house at the same time. We try to minimize the disruption as much as possible – it’s part of our commitment to customer care.

When we leave for the day, we tidy away tools, clear up and hoover. We understand that it’s bad enough having builders in for weeks without having to clear up after them. A building project can take six months, and in that time, we want you to feel that we’re almost part of your family.

It’s simple. We respect our team and give them the flexibility to balance their work and family life. In return, everyone goes the extra mile – both for each other, and for you.
