Cliff House: An ambitious architectural renovation in a challenging location.


Commenced May 2017 and completed August 2018.

Cliff House is owned by an Architect and has a breathtaking position on the edge of a cliff. As an architect himself, our client had grand designs for his beautiful property, and we were proud to win the tender to make them a reality.

The ambitious project included demolishing the middle section of the house and building a brand new kitchen, utility room and downstairs cloakroom. The remainder of the property was completely refurbished, and an enlarged patio terrace installed, with new tiling and glass balustrades to make the most of those sea views!

As with many Island properties, there is limited road access to Cliff House – just a single, one way lane which had to be closed whenever large quantities of materials were delivered to the site. As a well-established local business with good connections and relationships with the Island Connétables, we’re able to solve difficult access challenges such as these. In this case, we arranged all road closure permits required every time a delivery was due.

Since the external terrace was built on the edge of the cliff, it was necessary to remove the concrete slab foundation of the house in sections to support the terrace as it was secured by steel beams into the existing slab foundation.

This was a considerably complex operation – but we made it happen safely and securely. The proposed demolition of the mid-section of the house was also not without its challenges, since the work could only be done safely in stages, with full structural checks at each stage.

The result is a transformational refurbishment that maximises the space, light, and views that Cliff House’s location affords.
